Electric Submetering Systems for Commercial & Industrial Buildings

Electric submetering measures electricity consumption at the circuit, panel or tenant level — below the utility revenue meter — so you can see exactly where power is going instead of receiving one building-wide number at the end of the month.

We supply the full range: self-powered wireless circuit sensors, branch-circuit monitors, panel-level meters and the current transformers to go with them, from Panoramic Power, Leviton/Obvius VerifEye, AccuEnergy and Fluke. Every meter we sell integrates into one dashboard alongside your water, gas, compressed air, steam and BTU metering, so you are not managing six separate systems.

Choosing an electric submeter

Four questions decide the specification:

  • What are you measuring? A single motor or process load needs a circuit-level sensor. A tenant suite needs a revenue-grade panel meter. A whole distribution board needs branch-circuit monitoring.
  • How many circuits? Branch-circuit monitors handle 12 to 96 circuits from one device and cost far less per point than individual meters.
  • Can you take a shutdown? Split-core CTs and self-powered wireless sensors install on live conductors during a normal maintenance window. Solid-core CTs require the conductor to be disconnected.
  • Where does the data go? Modbus and BACnet integrate into an existing BMS. Cellular and LoRaWAN work where there is no network. See integration components and connectivity.

What is electric submetering?
Electric submetering is the measurement of electricity use at the circuit, panel, equipment or tenant level, downstream of the utility's revenue meter. The utility meter tells you what the whole building used. Submeters tell you which tenant, floor, department or machine used it, which is what you need for cost allocation, tenant billing, energy code compliance and finding waste.
What is the difference between a submeter and a utility meter?
A utility meter is owned by the utility, is legally certified for revenue billing, and measures the whole service entrance. A submeter is owned by the building and measures a portion of that load. Submeters can be revenue-grade for tenant billing, but they are not used by the utility to bill the building.
Do I need to shut down power to install electric submeters?
Usually no. Split-core current transformers and self-powered wireless sensors clip around live conductors, so a qualified electrician can typically instrument an entire distribution board during a normal maintenance window. Solid-core CTs are more accurate and lower cost, but require the conductor to be disconnected.
How many circuits can one electric submeter monitor?
It depends on the device class. A single-point sensor covers one circuit. Branch-circuit monitors typically cover 12 to 96 circuits from one unit and are the lowest cost per monitoring point when you need broad coverage of a panel.
What is a current transformer and do I need one?
A current transformer (CT) is a sensor that clips around a conductor and produces a proportional low-level signal the meter can read. Almost every electric submeter needs CTs sized to the circuit's amperage. Emergent Metering stocks split-core and solid-core CTs from 100A to 3000A.
Can electric submeters connect to our building management system?
Yes. Most meters output Modbus RTU/TCP or BACnet, which integrate directly into a building management system. Where there is no network available, cellular gateways and LoRaWAN provide backhaul.
