Commercial Water Submetering
Water submetering measures consumption below the utility's meter — by tenant, by floor, by process line or by cooling tower — so you can bill accurately, catch leaks before they show up on a bill, and separate process water from domestic use.
We supply mechanical and ultrasonic submeters with pulse and network output from Master Meter, M&E and Next Century, in threaded and flanged bronze bodies, plus the transceivers and remote displays to read them. Choosing a water submeter
- Flow range first, line size second. The most common specification error is matching the meter to the pipe rather than to actual flow. An oversized meter under-registers low flow, which means unbilled consumption.
- Mechanical or ultrasonic? Mechanical positive-displacement meters are proven and cost-effective for domestic water. Ultrasonic meters have no moving parts, handle wider turndown and suit process and reclaimed water.
- Lead-free requirement. Any meter on a potable line in the US must be lead-free certified. All our bronze potable meters are.
- How will it be read? Pulse output into a data logger is the lowest-cost approach. Network transceivers suit large or distributed portfolios. See pulse meter support and connectivity.

What water submetering is used for
Tenant billing and cost recovery. Recovering actual water cost per tenant instead of allocating by square footage. See meter requirements for tenant billing.
Leak detection. Continuous metering with alerting catches a running fixture or failed valve in hours instead of at the next bill.
Process vs. domestic separation. Many jurisdictions offer sewer credits for water that does not enter the sewer, such as cooling tower evaporation. Submetering the makeup line is how you evidence the claim.
Benchmarking and reporting. Water is a reported metric in ENERGY STAR Portfolio Manager and most ESG frameworks. Building-level data alone will not tell you where it went.
