Commercial Water Submetering

Water submetering measures consumption below the utility's meter — by tenant, by floor, by process line or by cooling tower — so you can bill accurately, catch leaks before they show up on a bill, and separate process water from domestic use.

We supply mechanical and ultrasonic submeters with pulse and network output from Master Meter, M&E and Next Century, in threaded and flanged bronze bodies, plus the transceivers and remote displays to read them. Every meter lists full specifications and a quote request. For retrofits where the line cannot be shut down, see the clamp-on and ultrasonic flow meter range.

Choosing a water submeter

  • Flow range first, line size second. The most common specification error is matching the meter to the pipe rather than to actual flow. An oversized meter under-registers low flow, which means unbilled consumption.
  • Mechanical or ultrasonic? Mechanical positive-displacement meters are proven and cost-effective for domestic water. Ultrasonic meters have no moving parts, handle wider turndown and suit process and reclaimed water.
  • Lead-free requirement. Any meter on a potable line in the US must be lead-free certified. All our bronze potable meters are.
  • How will it be read? Pulse output into a data logger is the lowest-cost approach. Network transceivers suit large or distributed portfolios. See pulse meter support and connectivity.

What water submetering is used for

Tenant billing and cost recovery. Recovering actual water cost per tenant instead of allocating by square footage. See meter requirements for tenant billing.

Leak detection. Continuous metering with alerting catches a running fixture or failed valve in hours instead of at the next bill.

Process vs. domestic separation. Many jurisdictions offer sewer credits for water that does not enter the sewer, such as cooling tower evaporation. Submetering the makeup line is how you evidence the claim.

Benchmarking and reporting. Water is a reported metric in ENERGY STAR Portfolio Manager and most ESG frameworks. Building-level data alone will not tell you where it went.

Commercial Water Submetering — FAQ

Common questions about this category.

What is water submetering?
Water submetering is the measurement of water consumption at points below the utility's master meter, such as by tenant, floor, process line or piece of equipment. The utility meter bills the building, while submeters identify which part of the building used the water, which is what is needed for cost recovery, leak detection and reporting.
How do I size a commercial water submeter?
Size to the actual flow range rather than the pipe diameter. Establish minimum, normal and peak flow, then choose a meter whose range covers all three. An oversized meter under-registers at low flow, which appears as unbilled consumption and apparent water loss.
What is the difference between a mechanical and an ultrasonic water meter?
Mechanical positive-displacement meters use a moving element and are accurate, proven and cost-effective for domestic water. Ultrasonic meters have no moving parts, offer wider turndown, hold accuracy longer, and handle process, reclaimed and dirty water better. Ultrasonic costs more up front and less over the meter's life.
Do commercial water submeters need to be lead-free?
Yes. Any meter installed on a potable water line in the United States must meet lead-free certification requirements. Meters for non-potable service such as process, reclaimed or cooling water do not.
Can water submeters be read remotely?
Yes. Most meters provide a pulse output that a data logger or transceiver can count, and network-connected models report directly over wireless mesh, LoRaWAN or cellular. Remote displays are also available where a meter is installed somewhere inconvenient to read.
Can water submetering support a sewer credit claim?
Often yes. Where water is consumed without entering the sewer, such as cooling tower evaporation, irrigation or product water, many jurisdictions allow a sewer charge credit if the volume is separately metered. Rules vary by authority, so confirm the metering and documentation requirements before installing.
